Sole Developer

We source the deal and secure all outside capital ourselves, construction financing and third-party LP equity, retaining the full developer promote.

Joint Venture

Partnered with another developer: contributing personal equity, a land position, or Nonstandard Build System IP as our stake in the deal.

Custom Homeowner

A homeowner funds their own custom home directly, engaging Nonstandard as architect and developer of record through their broker.

The Investment Stack

Every dollar of margin that normally leaves the deal, stays in it.

A conventional project pays separate parties for architecture, development, and construction. We hold the first two roles directly and capture meaningful construction savings by running our own proprietary build systems: work still built by a licensed general contractor, with labor and schedule efficiencies flowing back to the deal instead of a middleman.

The Timeline

Same design ambition. Less time where it matters most: during construction.

Design and permitting take roughly the same time no matter who builds. The gap opens once ground breaks: where a prefabricated structural chassis, panelized envelope, and factory-complete MEP replace months of sequential field trades with a print-and-assemble sequence.

Our first ground-up development, now raising pre-development capital.

Oak Residence is in pre-development: drawings, budget, and financing are in development ahead of entitlements and groundbreaking. It's planned to be the first deployment of the Nonstandard Build System end to end, approved for Miami-Dade's high-velocity hurricane zone. We're raising the LP equity to carry it through design completion and groundbreaking.
